Strategic concept development for a community-based living model.
Type: Strategic Venture Architecture
Type: Strategic Venture Architecture
The project explored the development of a new senior co-living concept designed to respond to emerging demographic shifts and evolving expectations around ageing, community and independent living.
Across Europe, ageing populations are creating significant demand for new residential models that combine autonomy, social connection and long-term wellbeing. Traditional retirement housing often fails to address these evolving lifestyle expectations.
The project therefore aimed to design a scalable residential concept that integrates community, hospitality-inspired services and longevity-oriented living environments.
As external consultant, I developed the strategic concept architecture for the venture, translating the initial idea into a structured and investable project framework. The work focused on defining the core business logic, market positioning, operational model and long-term scalability of the concept.
The project included the development of a comprehensive venture framework covering:
Market & demographic analysis
• Evaluation of demographic trends and ageing population dynamics
• Identification of emerging senior living models across international markets
• Analysis of competitive residential concepts and service offerings
Concept architecture
• Definition of the core co-living concept and lifestyle positioning
• Development of community and service design principles
• Integration of longevity, wellbeing and social interaction elements
Business model design
• Definition of revenue streams and operational logic, financial model set-up
• Identification of potential partnership structures, PropCo/OpCo
• Structuring of service layers within the residential concept
Strategic development roadmap
• Structuring of the project into phased development stages
• Definition of implementation pathways and scaling potential
• Preparation of materials supporting early investor discussions
The project resulted in a structured venture concept outlining the strategic foundations for a new senior co-living model.
The concept integrates community-driven living environments, service-based residential offerings and scalable operational frameworks designed to respond to future demographic demand.
The strategic framework provides a foundation for further development, investment evaluation and pilot implementation.
